Show more about Energy Performance Certificate (APE)
Energy Performance Certificate (APE)
The Energy Performance Certificate (APE – Attestato di Prestazione Energetica) provides information about the energy quality of a property. It shows how energy-efficient a building is and the estimated energy consumption for heating, cooling, and hot water.
The rating ranges from A4 (very efficient) to G (low standard).
In Italy, the APE is legally required and must be available already when marketing a property. It must be provided for both sales and rentals and handed over to the buyer or tenant.
The certificate is issued by a certified technician and is generally valid for 10 years, unless major energy renovations are carried out.

Plan Compliance (Cadastral & Land Registry Plans)
For a legally secure and smooth property sale, plan compliance is crucial. It checks whether the cadastral plan, land registry plan, and the actual structural state of the property match (plan compliance).
Discrepancies – for example, due to renovations, room changes, or unreported modifications – can delay or even prevent the sale.
At Marcello & Wieser Immobiliare, we carefully review all documents and detect potential inconsistencies early.
Thanks to our network of technicians, surveyors, and experts, we actively assist owners in having missing or incorrect documents corrected legally and properly. This ensures transparency and a sale that is safe, clear, and without surprises.
Show more about Brokerage Fee
Brokerage Fee
The brokerage fee is the payment for professional mediation of a property. It is only due if a successful sales contract is concluded through the broker’s activity.
At Marcello & Wieser Immobiliare, we value transparency and fairness. The fee is clearly agreed in advance and depends on the type of property and the scope of our services.
These include market analysis, marketing, property viewings, credit checks, coordination with technicians and notaries, and support through to contract completion.
For buyers and sellers, this means: no hidden costs, clear procedures, and professional support throughout the entire sales process.
Show more about Preliminary Sales Contract (preliminare)
Preliminary Sales Contract (preliminare)
The preliminary sales contract (Vorvertrag / Preliminare) is a legally binding agreement between buyer and seller. In it, both parties commit to completing the property sale at the agreed terms at a later date.
The preliminary contract regulates, among other things, the purchase price, payment terms, handover date, any conditions, and a possible deposit (Caparra).
In Italy, the preliminary contract provides legal security for both parties and is an important step toward the final notary contract.
At Marcello & Wieser Immobiliare, we assist you in preparing the preliminary contract, coordinate all necessary documents, and ensure a clear, transparent, and smooth process up to the notary appointment.
Show more about Property Valuation
Property Valuation
A professional property valuation forms the basis for a successful sale. The goal is to determine the realistic market value of a property – neither too high nor too low.
In the valuation, we consider location, condition, year of construction, features, energy rating, market conditions, and comparable properties in the region. A market-appropriate price increases demand and significantly shortens the sales period.
Marcello & Wieser Immobiliare provides solid property valuations based on local market knowledge and up-to-date data, giving owners a reliable basis for decisions and buyers a transparent assessment of the property value.
Show more about Financing Before Viewing
Financing Before Viewing
Anyone wishing to buy a property should check financing as early as possible – ideally before the first viewing. This allows buyers to know their exact budget and make quicker, more targeted decisions.
Pre-approved financing provides security, strengthens the negotiation position, and is seen by sellers as a sign of serious interest.
Marcello & Wieser Immobiliare helps buyers stay on top of their finances and, if necessary, works with reliable financing partners. This ensures the purchase process is efficient, transparent, and without delays.
